Welcome to The Restaurant Realty in 10. 10 minutes of uncensored straight talk for restaurant entrepreneurs twice-weekly The Restaurant Realty in 10 dives into restaurant operations facilities, real estate, and investments. Welcome to The Restaurant Realty in 10. I'm your host, Michael Carro. And what I wanted to do in this first podcast is to share with you what I have learned as a restaurant owner, a restaurant landlord and a restaurant investor in sharing interviews with various experts that dive into all things restaurants, including operations, lease negotiations and terms, facilities and restaurant investments. So take a journey with me that leverages my experience in overseeing the acquisition of over 120 QSR or quick-service restaurants also called fast-food restaurants over a 10 month period way back in 2000. And then brokering the sale of a full-service seafood restaurant company operating in five states to a private equity group as well as the day to day deal structure of negotiating countless restaurant leases.

Operating restaurant valuations and restaurant investment sales for your portfolio. Over the years, I've had great successes, and astronomical failures, all of which I'm happy to share with you. I've raised capital for projects and have been part of numerous deal structures. Since every opportunity faces a unique set of challenges and should be approached differently. These are the types of things I'm hopeful that you can learn during The Restaurant Realty in 10. So whatever happens in the restaurant space, there's a pretty good chance I've seen it. I'm going to bring in various experts, chefs and operators to dive into very specific topics that we can learn together on how to improve the restaurant business and get everyone making a profit.

Michael Carro : 1:39

So if you're a restaurant owner or a restaurant operator, one of the biggest challenges you're gonna face is delivering a p&l that shows profit. This ultimately is what drives us to remain open. And I'm going to deliver a series of podcasts that dive deep into the specific line items on your p&l such as managing food cost, managing labor costs, and building a Proper labor scheduler and managing your controllable expenses. Those are the types of granular details we're going to dive into in this podcast series.

Michael Carro : 2:08

As it relates to leases, we're going to discuss the differences between what a landlord wants in their lease what a tenant needs in their lease, and why, why are these differences important and what makes a landlord's needs different than a tenants needs? Understand the these key elements will help you in negotiating your best restaurant lease.

Michael Carro : 2:28

Investing in restaurants can be a great way to diversify your portfolio, I have experience as both a restaurant investor and an investor in restaurant real estate properties. So we're going to dive into these topics. And I'm going to share the strategies that I look for in evaluating the risks of one deal over another because that's all we're doing essentially, is it going to evaluate risk as we dive into restaurant investments. So this is a very, very risky business, you should have a set of parameters that you're comfortable with and benchmarks that you're going to seek as you return on investment (ROI).

Michael Carro : 3:01

My passion for restaurants took off after a friend and I created a restaurant group in Southern California that ultimately became a franchisee of over 100 restaurants in the Southeast. I had the pleasure of working with top notch operators, and seeing their various styles and approaches to the business that I quite honestly found fascinating. These are geniuses in their space and I was a bystander watching them grow groups of restaurants and getting each of them to a point of success. Later, we added a fast casual franchise model that operated primarily in anchored shopping centers versus the traditional drive through restaurant that tends to be freestanding, that could be part of a out parcel to anchored shopping centers or free standing near and interstate so
